We would like to share some tips on renovating a home which comes with its fair set of challenges. It takes time, costs money, and involves a commitment that can last weeks, months and sometimes even years.

Listed below are 7 tips for renovating:

Budget: A clear budget is a must, especially in today’s market, everything is forever increasing so do your homework. Take into consideration that costs can blow out so make sure you increase your total budget by 15 – 20% to allow for cost overrun. We also urge you to be very mindful of not overcapitalising your property.

Planning: Good planning is essential and planning for the unexpected, all property renovations require good planning for the job to run smoothly.

Talk to your suppliers about the impact of delivery, do they have goods in stock if not how long can you expect to wait. Plan the order of how things are going to be done. 

Research: Any successful renovation involves research from styles that will blend with your home to understanding if the renovation will potentially add value. Are you overcapitalizing?

Make sure you have an understanding on any structural issues or constraints, or what potential hurdles there could be under the relevant local council laws.

Hire the right people: Sometimes hiring the right people can save you money. We all tend to want to do things ourselves, but we underestimate the time it takes, so it is a good idea to hire professionals for the tricky jobs and get on with the jobs you can do well.

Break down areas: Try and break the renovation into area and cost. This way you will stay on budget, and you will get the satisfaction of completing an area at a time. It can be quite challenging living in a house with renovations going on around you.

Style: Make sure the renovation you are going to do suits the style of your house. that it blends in. Choosing colours is quite dauting at times make sure they are timeless. Trendy colours date quickly. You can always introduce trendy colours into your interior through cushions and throw rugs.

Return on Investment: Focusing on the right area is critical, if you are doing the renovation with selling in the foreseeable future in mind the main areas are kitchen, bathrooms and outside living ie decks indoor / outdoor flow. This is going to get you the biggest return on your investment.
