Money is made through grabbing people’s attention (and clicks) – headlines suggesting a fall in property prices when many are trying to find their ‘financial feet’ after perpetual lockdowns is a sure way to achieve this.

Having said that, here’s the good news! Property has always been a safe investment. Play the long game (property will typically trend upwards over time).
Market stats for various areas through Rodney District all share a continued upward trend in property value reporting from the second quarter of 2022.

How’s The Market?
Wainui/Waitoki | Stillwater | Helensville | Orewa | Red Beach
Wainui & Waitoki
Lifestyle property in Wainui & Waitoki has enjoyed a 35.7% increase in value when comparing the median price of this second quarter to the same period last year. April saw the highest number of properties sold in the area.
Stillwater
Stillwater enjoyed an increase in market value over the past year with property prices increasing by 18.9%. Property in this area is selling at the same rate as last year – 35 days on the market.
Helensville
Helensville has seen property increase by approx. 16.9% in the last 12 months and by 2.6% in the recent monthly median price. The median sales price for residential property in the area over the second quarter sits at $950,000. Lifestyle property within the Helensville and Kaukapakapa community had a median of $1,570,000 for the same period. Homes are selling faster than last year with only 28 days on the market compared to 33 days 12 months ago.
Orewa
Turning toward the Coast, Orewa has performed strongly with prices rising 18.8% over the past 12 months and 0.8% increase for the month of June. There have been 445 sales from June 2021 to June 2022. Homes are selling at the same rate with a median of 36 days on the market compared to 35 days a year ago (June to June).
Red Beach
Property has performed strongly in Red Beach with process growing 23.7% over the past 12 months. Homes are selling at about the same rate with 38 days on market presently, compared to 33 12 months ago.
