September Market Update

Did you know that we have markets within markets? Some areas within Rodney evolve and shift differently to others. Check your area to see what’s happening…

Looking over sales from January to September in the various areas we sell, properties are taking about the same time to sell as this time a year ago (give or take a few days here or there).

Statistics show that all areas have experienced growth in the median sales price compared to the same time last year, just as they are also selling above the latest rateable values (check your neighbourhood stats as this fluctuates significantly between areas).

All properties (especially lifestyle) have variables that can greatly affect its value in the market - although taking into consideration the % above rateable value for your area, to be accurate, it’s best to seek professional advice. Examples of variables to consider are auxiliary buildings such minor dwellings, barns, stables, also the natural features of the property such as streams, flat land, swimming pools, planting etc.

PERCENTAGE INCREASES YEAR ON YEAR BY AREA:
- Wainui & Waitoki Lifestyle: 15.15% (Jan to Sept '22 vs '21, excluding sales of future urban land holdings)
- Stillwater Lifestyle: 61.03% (Jan to Sept '22 vs '21).
- Kaukapakapa & Helensville Lifestyle: 26.97% (Jan to Sept '22 vs '21)
- Orewa: 6.79% (Jan to Sept '22 vs '21 excluding sales of townhouses, apartments or sections)
- Milldale: 9.69% (Jan to Sept '22 vs '21, excluding sales of townhouses, apartments or sections)
- Helensville Residential: 6.55% (Jan to Sept '22 vs '21, excluding sales of townhouses, apartments, sections)
